Broker Assisted MLS + Realtor.com Showcase ($499 plus 1/2% of sales price on listings $200,000 or more if sale price is less than $200,000 then there is a flat-rate of $1,000 paid at closing)
Realtors Welcome: This package is very similar to a full-service listing 6% but at a discounted rate. The $499 paid up-front pays for the MLS, Realtor.com Showcase, yard sign with metal frame and directional signs, Supra Realtor key box, HomesandLand.com and unlimited open house postings. The 1/2% or $1,000 at the closing will pay for your Realtor to oversee the negotiations and assist in the closing. Your Realtor will receive, prepare and review contracts for the homeowner plus they will supervise everything through the closing and deal directly with the lenders, appraisers, inspections and Realtors. All the homeowner has to do is manage the occasional home tours, open houses and general open the door needs. You will still pay a 3% commission if a Realtor brings the buyer.
3 Possible Outcomes
You find the buyer Pay the $499 plus 1/2% or $1,000 depending on sales price to your Realtor to oversee everything.
Your Realtor finds the buyer- Pay $499 and 3% to your Realtor at the closing. The 1/2% or $1,000 is waived as your Realtor will handle everything for the 3%.
Sometimes your Realtor will advertise your property on their own dime in places not available to the public to try and find you a buyer. In this case, you would only pay the 3% being offered to the Realtor plus the $499. This will save you 1/2% or $1,000. Remember leads from the MLS and Realtor.com will be forwarded to you
Another Realtor brings the buyer- Pay the $499, 1/2% or $1,000 to your Realtor and 3% to the other Realtor that brings the buyer.
