About OKByOwner

OKByOwner.com is the original Oklahoma For Sale By Owner website - created to help homeowners sell or buy a house without paying a broker’s commission. We were initially created to help “by owners” gain an online presence in 1997. Our website has grown to help homeowners access their local MLS with a flat-fee listing. We have also teamed up with other professional service providers willing to help get everyone to the closing table. Our goal is to make OKByOwner your one-stop shop.

How the Internet has Changed Real Estate

The Outdated Way: Hire a broker, pay 6% commission and trust them to sell your home or you could go it alone selling FSBO by placing a sign on your lawn, an ad in the local paper and hope buyers find you.

The Better Way: Thanks to the Internet, things have changed in real estate. Finding buyers is all about getting seen online, and now the “By Owner” sellers can get the same exposure for their home that used to be exclusively available only to realtors. Tasks such as pricing your home, listing it on the MLS, advertising, and communicating with realtors/potential buyers can all be done without paying a listing broker’s commission. This is why 33% of Americans selling a home no longer use a full-service broker. Instead, they only pay for the services they need. Statistics show that 88% of all buyers will use an agent to buy their next home. Sell your home faster and list on your local MLS to get in front of realtors and their buyers. A flat-fee MLS package is a great way to get your home in front of those buyers without paying the traditional 6% broker commissions. As a matter of fact, 96.5% of our sellers that sell on the MLS do so because a realtor found their listing on the MLS. Our sellers save on average $6,100 compared to if they would have paid the traditional 6% broker commissions.

History

OKByOwner.com was launched in June 1997 and quickly became the largest Oklahoma directory of homes For Sale by Owner. In 2000, we expanded to offer homeowners and builders the ability to add their homes to their local Multiple Listing Service for a flat fee. This allowed sellers to offer buyer’s brokers a guaranteed commission without paying the listing broker's commission. Sellers can list their property on the Tulsa, OKC, and NEO (Northeast Oklahoma) MLS systems. Sellers outside these areas now have the option to list on MyStateMLS.com, which will feed their listing to all the major websites like Zillow, Realtor.com, and Trulia.
