After listing with another realtor for several months, my husband & I decided to list our home FSBO. We found out about OKBYOWNER & were excited to have their help with keeping our property listed in the MLS system for a small flat fee. In today's market, one has to have a strong online presence in order to get noticed. OKBYOWNER worked quickly to have all of our property's photos & details uploaded. Terry, I wanted to share my story with you so that others faced with our circumstances would have a reference to help them in make a decision on listing their house.
We initially started with the free version of okbyowner and using iPhone pictures. Within a week and a half we had 600 or so looks and one couple schedule an appointment to come and see. We then decided to give the MLS version a try and also had some better pictures taken. The difference was amazing. We were getting so many more responses, actual buyers interested in seeing the house, that I decided to hold an open house. The next evening we were under contract.
In my opinion, the difference between getting people to view your house online and getting serious buyers wanting to come to and tour your house is upgrading to the MLS version. To me it was money well spent.
I had worked for about 3 months getting my house prepared and ready to sell. Putting in new carpet, painting walls, clearing out closets and clutter, etc, etc. I told my husband that I felt we should get the "commission" for all our hard work, and so we should try to sell our house w/out a Realtor.
He thought I was crazy, but decided to give me the spring to sell the house, and we would hire a Realtor if it didn't sale by the beginning of summer. So March 1st, I bought a "for sale, by owner" sign, and put it in the front yard. I also advertised on Craig's list, and on the free listing on the OKByOwner web site.
For an entire month, I got no response at all. I decided maybe it was time to pay the $399 dollars, and list it on MLS, through the OKByOwner web site. I got a call within an hour of it being listed, with a Realtor wanting to show the house. The next day I received another call from a Realtor who wanted to show the house the next day.
That buyer ended up making an offer, and we sold our house that weekend!!! So, we sold our house in 3 days of it being on MLS. Everything was done either over the phone or on the computer. It was a smooth process, and if I ever have to sell a house again, I would definitely use OKByOwner again! I would recommend to anyone they should at least try to sell their house on their own, we saved ourselves about $8,000 dollars.
